We use MRI Residential Management for the management of all rental leases of residential, office, and retail users. MRI Residential Management is so NOT user-friendly. I don't particularly care for using it and know that there are better programs out there. But this was a good choice for our company when we were much smaller.
I believe we've outgrown it. We have started to implement Salesforce, and I believe that the plan is to integrate Saleforce's equivalent program module sometime in the near future.

MRI (formerly known as Integratec) is utilized by my organization in order to maintain asset management on deals where we have provided debt and equity. Concurrently, it's being used specifically in our line of business to obtain information on the operations of our maintained project partnerships. The business problems it addresses are timely information (if it's uploaded by the real estate owner operator), quick download of static information (names, addresses, etc.) and it's easily accessible via the cloud and single log-in.

Well suited scenario - MRI Residential is obviously good for residential real estate. It doesn't make sense to just plug in industrial, hotel or commercial real estate management as those are different types of products. Those who have access to the cloud can easily download information off site to do an analysis.
Less appropriate - Information may need to be scrubbed. For instance, there could be operating statements that are inputted incorrectly because items are miscoded.
